Poprop reads the four documents published for every Hong Kong
first-hand residential development — in English and Traditional
Chinese — and returns schema-validated records where every field
carries a confidence score and a link back to its source page. The
manual spreadsheet work behind pricing, launch timing, and inventory
analysis, done in minutes instead of days.
Four statutory documents, one structured schema

Sales brochure (售樓說明書): unit rosters tower by
tower — saleable area, the ten specified items reported alongside
it, floor plans, fittings and finishes.

Price list (價單): listed prices and price per
square foot, payment plans, discount and benefit packages, and
revision lineage (price list 1, then 1A, then 1B).

Register of transactions (成交紀錄冊): PASP and ASP
dates, transaction prices, and status changes across the life of
each transaction.

Sales arrangements (銷售安排): method and date of
sale, and the units offered in each sales batch.
How the data pipeline works
- Ingest — statutory PDFs go in as published, alongside independent third-party market sources.
- Read — vision-language models read every page: dense bilingual tables, scanned floor plans, footnoted price grids.
- Extract — each page is parsed against the schema for its document type; fields are typed, not free text.
- Corroborate — fields are cross-checked between documents and against third-party sources; disagreement lowers confidence.
- Record — schema-validated records carry a confidence score and page-level lineage back to the original document.
